LAS CASITAS CONDOMINIUM ASSOCIATION, INC.

2019 ANNUAL MEETING

 

President Gwenn Everett called the Annual Meeting to order at 7:02 p.m. on February 12, 2019 at the Picacho Hills Country Club.

 

Secretary Donald Black reported that there were 15 owners present in person and one (1) additional unit which was represented by Proxy making a total of 16.  The By-Laws of the Association require 1/3rd of the Unit Owners (or 13) be present in person or by proxy in order to establish a Quorum.  Therefore, a Quorum was established.

 

Mr. Todd Barranger, representing Southwest Golf Management, LLC, was permitted to address the audience to discuss his organization’s background and efforts to purchase Picacho Hills Country Club along with its plans for the future.  He reported that currently the only impediment to closing the transaction is the transfer of a liquor license.  He, however, expects to begin managing the Club by March 1st. 

 

After a brief question and answer session the agenda of the Las Casitas Condominium Association was addressed and the reading of the minutes of the 2018 Annual Meeting was waived by a motion made, seconded and approved by the membership.

 

Director Allen Potter discussed the transfer of ownership of three units since the last meeting of the Association and noted that there appears to be five units being rented and two listed for sale.  He further noted the passing of Irv Wolf and Jim Sparrow during the past twelve months.

 

President Everett welcomed all and gave a brief report regarding the state of affairs of the Association.  She reported that, as was the case last year, the Monthly Maintenance Fees are being paid by all 39 Units with no delinquencies.

 

Director Bill Wilburn reported that the major maintenance project scheduled for completion this year is the repaving of the streets and parking areas.  As usual, the landscaping gravel will be refreshed through-out the complex and shrubbery will be replaced as needed.  He also recommended that all Unit Owners review the Declaration of Condominium which is available on the website to understand the responsibilities of each Unit Owner and what items are the responsibility of the Association, especially as it relates to water line breaks. 

 

President Everett presented the Budget for 2019 noting that the increase in Monthly Maintenance Fees which began last June has allowed the Reserve Fund to achieve a level of funding to permit the streets and parking areas to be repaved.  There is no budgeted increase in fees.

 

The membership then turned to the election of Directors for the period 2019 to 2021.  Allen Potter, William Wilburn and Carla Williams were nominated by the Nominating Committee.  Because there were no nominations from the floor, a motion was made, seconded and passed unanimously by acclimation to close the nomination process and elect those nominated.

 

Director Evans raised a concern about speeding in the complex.  A few Unit Owners and their guests are creating a significant hazard to pedestrians and their pets.

 

There being no further business, the meeting adjourned at 7:55 p.m.

Following the meeting, the Board met briefly to re-elected Gwenn Everett as President and Donald Black as Secretary and elected Carla Williams as Treasurer.  Bill Wilburn will continue to handle maintenance issues and Allen Potter will maintain the Association’s website.
